Overview

Mortgage Payoff Tracker ("we," "our," or "the app") is committed to protecting your privacy. This policy explains what information we collect, how we use it, and your rights regarding your data.

Information We Collect

Account Information

If you create an account, we collect your email address and a securely hashed password. We do not store your password in plain text.

Mortgage Data

The mortgage details you enter (loan balance, interest rate, monthly payment, extra payments) are stored to provide the calculator functionality. If you create an account, this data is synced to our servers so you can access it across devices. If you use the app without an account, this data is stored only in your browser's localStorage and never transmitted to our servers.

Analytics

We use Fathom Analytics, a privacy-focused analytics service that does not use cookies, does not track users across sites, and is compliant with GDPR, ePrivacy, PECR, CCPA, and COPPA. Fathom collects only aggregate, anonymous data such as page views and referral sources. No personal information is collected by our analytics.

Federal Reserve Rate Data

Our refinance calculator fetches current mortgage rates from the Federal Reserve Economic Data (FRED) API. These requests are made from your browser and do not transmit any of your personal or mortgage information to the Federal Reserve.

How We Use Your Information

• Provide the service: Calculate mortgage payoff schedules, analyze refinancing options, and display current rates
• Sync your data: If you have an account, keep your mortgage data synchronized across your devices
• Send notifications: If you opt in, notify you when mortgage rates reach a level where refinancing may be beneficial
• Improve the app: Use anonymous analytics to understand which features are most useful

Data Storage and Security

Local Storage

The app uses your browser's localStorage to save your mortgage inputs, preferences, and cached rate data. This data stays on your device and is not accessible to us unless you create an account and sync your data.

Server Storage

If you create an account, your mortgage data is stored in a secured database (AWS DynamoDB) with encryption at rest. Your password is hashed using industry-standard bcrypt before storage.

Data Retention

We retain your account data as long as your account is active. You can delete your account and all associated data at any time through the Settings page.

Data We Do Not Collect or Sell

• We do not sell, rent, or share your personal information with third parties
• We do not use advertising trackers or cookies
• We do not collect your real name, address, phone number, or Social Security number
• We do not access your actual mortgage account or lender information
• We do not perform credit checks or access your credit report

Third-Party Services

• Fathom Analytics — Privacy-focused, cookie-free analytics (their privacy policy)
• FRED API — Federal Reserve Economic Data for current mortgage rates (their terms)
• AWS — Cloud infrastructure for account data storage, with encryption at rest and in transit

Your Rights

• Access: You can view all your stored data through the app at any time
• Delete: You can delete your account and all associated data through Settings
• Export: Your mortgage data is visible in the app and can be noted at any time
• Opt out: You can use the app without an account, keeping all data local to your browser

Changes to This Policy

We may update this privacy policy from time to time. We will notify registered users of significant changes via email. The "last updated" date at the top reflects the most recent revision.
